They can give you guidance, help funnel you deals, and do the Realtor work for you so you don't have to.When looking for deals without a license - driving for dollars, buying absentee owner lists off propstream/deal machine etc, then writing letters, calling, and door hangers could be a good way to build traction.

The stack washer and dryers are expensive and from my experience they don't seem to last too long I don't know what what type of rent you are getting but if can get away without a wash dryer I would do so.Sometimes i might add an appliance as a convenience but I don't assume any liability for repairs.

When we moved out, we threw out the blinds and drapes (and replaced them); washed the walls several times with TSP; primed with two coats of Zinsser; and repainted the entire room.

I had concerns that one of the appliances will break down and the world would end, well in the first 2 years I had dishwashing machine and a washer breaking down.... and I just bought new ones from tenants CF over the years.
