I would like to know if someone breaks into a property is the tenant lease Agreement broken?

We are planning on upgrading to a "real" house soon  when kids come.

Some are selling to upgrade for bigger homes, or a home with a pool or bigger lots.

Feast your eyes upon the nearby boarded up houses, broken up street and yards filled with trash.

Both of those problems could be enough to detract renters.I don't think it's worth the upgrade.
