The owner of the company replied to me after I negotiated with my seller and informed me that in order for a wholesale transaction to legally take place I first have to close contract A with my own money, a lender, or transactional funds before I can close my assignment contract.

I know if there is no agent involved then offerpad charges 4% to 5% in place of the commissions that the agents would normally split in a traditional transaction

@Adam Sporinsky, You need to eliminate the word "flip" from your vocabulary entirely :)Your intent with a flip is primarily to resell.  1031 qualifying real estate is purchased with the intent to hold for productive use in trade business or for investment.
