I would have PM take pictures of the 'dirty' house and compare them to pics of house when tenant moved in (or purchased if this is first tenant).

I looked at related topics and found nothing, so....would it be legal to talk with your mailman/woman and ask them to let you know about homes whose mailbox might be stuffed to the max, or maybe homes that look to be vacant.

Tip: A Self Managed HOA that has no real estate experience and is managing the building = drama.Back to topic :)A healthy HOA should be able to tell you the status of the reserve account and whether or not the current monthly assessments consider projections for the next 10 years.
