A technical but highly important distinction. 

Technically, there's no difference. 

Patch of Land is the exception, but  technical issues have slowed our execution.

Not that it isn't technically feasible but it's not as if the lender isn't aware of the deal.

Technically, when you assign, there is still one close -- but you're just an observer in that closing (who gets a check), not a participant.

I guess the real issue that I have right now is a lack of the technical know-how.
