Contractor(GC) brings necessary trades/subcontractors to project and they all complete the work as detailed from architect.

The issue is that if they technically meet our criteria, how do I handle the other prospective tenants, particularly those who are showing as much interest as they had (and have already given us an application fee, which we've not yet processed credit checks for), and those who responded to my listing saying they were eager for the open house?

I own 3 SFR's in San Francisco including one that is zoned as a 2-unit and one that looks, smells and feels like a 2-unit but technically is not (and is connected by a staircase to the "other floor").

So here is the question: Would I have to pay capital gains on this money I receive since it technically isn't "profit"; it was money I SPENT and am merely just getting back.
