Both have realistic expectations and set investors up for success. 

Tell those who apply that if they are successful, you will contact them within a set period of time.

Hi All, quick question, I was thinking on get some temp cameras on my new rehab, as is an out-of-town investment 2 outside and 2 inside, the outside I will keep for the tenants after we rent, the inside is for the rehab process only.this will imply having internet in the house, I was thinking on offering internet with the rent as well, you think this will help on the rental, it will add security to the tenant and I will be able to see the exterior of the house, remember that I'm new on this so your help is highly appreciated.Internet cost is about $70.00 a month As always, thank you for your input !!  

I’ve bought one property with them in Warren and am in the process of getting it through the CoC process.

Typically just the cost of the title paperwork and administering the payments since there is no underwriting, processing or mortgage broker involved.

I'd recommend speaking with a QI (Qualified Intermediary) and CPA about the 1031 exchange process. 

@Angelo Aguirre - A good real estate agent should be able to help you walk through the home buying process. 

But after successfully appealing, we were able to bring the taxes down to $45K.  

If they are already investors, they could help you locate / assess deals as well which is a plus as they will want you to be successful to help them be successful.
