@Daniel McNultyI see what you did there.Listening to @Greg Dickerson short pod on the topic it seems to be a long putt to turn a profit and unless you have deep pockets or lots of investors it rarely is a good investment medium, instead it is more of a hobby.

Which is all terrifying but the only positive is that at least I have a chance for everything to be level and straight, and more importantly safe in the future.Conceptually, I would start the rehab with fixing and replacing the roof.

I would buy a few straight rentals before jumping right into BRRRR deals, there is more risk in those transactions so get your feet wet first.Good luck.
