I'm trying to buy a few rentals under 120k to add extra income for my family and most of all have something to fall back on if I lose my job or become disabled and to have for retirement. 

And a bunch of old people are about to die, those folks don't need retirement housing in Florida, representing a drop in demand.I've got no skin in the Florida game, but the ONLY thing I'd hypothetically personally be looking at in Florida is detached SFRs with no HOA. 

Returns are good ~8% caps on average in C class areas, but it's also very stable so you'll likely hold your rent rates and values a bit better than more volatile markets.

Make sure they either have stable jobs (unlikely) OR their parents can co-sign and have stable jobs. 2.)
