When I searched the BP Forums for "commercial valuation" and "commercial value-add" I saw some information about people finding deals where the seller wanted to sell a commercial property for when it was "Stabilized" - but this seems slightly different than making improvements that go beyond filling vacancies.Obviously I have far less experience than Brandon Turner!

I have also been told never to allow cash and one of those people was Brandon on the pod cast on in his books as well but there are a couple I am looking at right now and one of those is apartments.com and it seems to be good especially since it is completely free for the landlord and the tenant
