In our crazy market if a property is on the market for that long when everything is coming off so quick, I'd be asking the question, what's wrong with that property? 

Obviously, if the tenants fail to timely pay rent, you can enforce their obligations with a notice to pay.Your question is legal in nature, so I recommend that you consult your landlord or FHA attorney in your state about it.

I live in California so buying investment property here is pretty much out of the question right now.

I didn't have a mentor, didn't read books, didn't attend a seminar or classes, didn't even post much about it or asked questions online the first 10+ years.

So my question is: Could anything change with the mortgage if the LLC is under new ownership (other than a bank potentially calling the loan due which is typically in any 30 year fixed) Then the icing on the cake: Obviously I'm attempting to pull this off right now lol.
