@Bryce LeeI wish we could, unfortunately it’s an older house with all origional wood floors, and a simple layout.

Both of these solutions would still have a solid-sized living room.

Since we launched the last year has been solid  - Since we have lived on the property it only would cost us around 50 extra a month for water and utilities from what we were already paying.

I have installed the ultrex exterior/ wood interior in my own home.  

With that being said, we only put durable finishes in our rental properties i.e. wood-type vinyl plank flooring and solid countertops.

I’m pretty new to real estate investing and I wanted to ask about people who any of you thought were solid mentors within the business I also wanted to ask how any of you feel about this real estate investor known as mark whitten

So my goal right now is to find that partner, give them the perfect pitch on why they're investment will be solid and go from there. 

Is it still considered an solid area to invest?

Today was my county foreclosure auction and tax lien sale... and I went for the first couple of hours, just to observe.I thought I had done some solid research (I was wrong). 

Flat roofs don't matter as much in my neck of the woods where it doesn't snow but in MI I would definitely try to avoid or replace a flat roof if possible if for no other reason than liability.
