But Prior Year depreciation recommended by software and future depreciated cost of the house will surely be counted against me when the house will be sold.Should I use depreciation at all?

There are so many apps and softwares out there that basically do everything for you.

@Christopher Moloney - you could try Stessa or some other online accounting software.

I am a novice when it comes to performing a real estate investment analysis and I do not have any software, etc to run the numbers to determine if the detail is good.Finally, what kind of properties best cash flow, appreciate the fastest, etc.
