Hi all,Offer was just accepted on my first deal and I am getting cold feet. 

However, now that we have an accepted offer, we are concerned about a few things: Before we put in an offer in on the house, we told the seller's agent to let the tenants know that we would be raising the rent from $1250 to 1350, which is market value for the area.

There are a ton of investors in San Francisco and NY accepting minuscule Cap Rates, because they've been seeing so much appreciation.Since depreciation is out (BTW no depreciation on land in the States either) you're really only left with appreciation (assuming no CF) and mortgage pay down. 

The lender says " Show me the specific deal, with a viable offer that is already in striking range of acceptance and we'll run it by the underwriter.

At that point, offer a new lower price somewhere between the original accepted off and the cost of the repairs with those repairs in mind and be willing to not require those repairs to be performed and still take it as is.

Is it acceptable for them to write a check to be deposited?

Always ask to see all the units unless it is contingent on an accepted offer or other condition
