Also, "people of a certain age" also look at cash flow as more important because that is what they live on and can't wait 30 years...Remember the concept/power of leverage --- for real estate.

It's highly unlikely that any year 2 refinance would yield a 100% return of capital so this scenario is a highly unlikely one, however using it for the purpose of discussion does make it simpler. 

The SOW is a new concept to me and I'll look into it. 

I've done some reading and research, but I've worked so independently in the past that I'm having a hard time grasping the concept of using someone else's money for the down payment, getting a loan from a bank and having the house be in my (llc) name.

I'd be surprised to find a company like Blackstone backing a smaller syndicate firm (they are just too big to do that), but I get your concept in general.
