I didn't end up doing it but I have the same situation and was considering it... tried to go through NFCU and it was a pain so I just decided to put 20% down on my new/current primary residence.

The CEO is a sharp guy and owns a lot of stock that he purchased with his own money, but he's in a tough industry and the reason that the yield is so high on a lot of these is that they are ugly and have some hair on them.

That is because the IRS does not count money the way you might - but their way is not dumb either - annoying, but it makes sense and usually works out better, because there are sometimes limits to losses that can be claimed or at the very least, it is one more pain in the butt to keep track of those too and carry them over until they are all accounted for.
