Ask him to book directly through the booking website if they're interested in booking, or if you think there's a demand for this, you could post your listing on a medium term rental website like FurnishedFinder.

I know it doesn't fully protect me for the lender calling the loan... but as far as recording goes, the seller would be the trustee so it would be his name recorded instead of mine.

Next do a search for Class A ($270,000 to $350,000+) and see how many fewer properties there are - those are in high demand or primary home owners don't want to sell since they probably have a below 4% interest rate.
