Hello everyone, I just made an offer for a property in SC and the seller's agent sent me the contract with a termination clause that seems a bit accessive.

It seems to me that I have an agreement with the seller even though the seller did not sign their offer.I want to protect my position and not allow the seller to go around me. 

Lots of people seem to use their garage to store stuff rather than park their car. 

I just want to start where I live because that seems easier than trying to identify markets and regulation in other states. 

If you do decide then investing in area that you are familiar with like Idaho might be a good idea as you seem to understand the market.
