Namely three sections of the fence in the backyard fell over, and need to be reset and a 10' section of gutter came unattached from the 2nd floor of the townhouse and needs to be reattached and rebent back into shape.I have got a few quotes from licenced and insured handymen in the area, the cheapest of which was $495.

I own 11 homes in Madison MS that I bought go zone.. paid 175 to 225k a piece for them brand new for the accelerated tax benefits being an accountant I am sure your familiar ,,, those all rent for 1200 to 1600 and I manage them myself no need for PM these are all white collar no section 8.Your portfolio is not what Most TK companies sell...

Assuming you disclose the issues and a structural engineer gives you a letter saying place is structurally sound, then you should be able to process as you wish.BUT, don't cut corners when it comes to safety.

I went through something similar in Augusta GA and can say I wouldn't rush into it again - a lot of vandalism during construction and ample scrutiny from the city since it was a section 8 property and the previous owner ran it down to near condemnation.
