As the graphic notes there was a period when house prices fell because manufacturing techniques improved enough to drive down prices independent of what land values might have been doing.I wonder how much of the recent noise in house prices relates to better information flow given the Internet.

I have interest in PEX too, but I just have a couple of questions:In product manuals the manufacturers suggest you don't use pex where you will apply termite poison.

I also called the local manufactured housing association without success. 

Throw the 50% rule out the window too ... it is useless in this market as costs do NOT scale with rental income as it suggests they should.

Also my dad is looking to scale his business.

Manufactured home located in desireable Northern California Subdivision of 205homes and city lots.

Economies of scale dictates the more units under the same roof the better.
