This loan actually allows you to use roommate or boarder income..but I'm not sure if it would allow for that income to be from short term rentals or more long term.

I see how much my roommates and I pay in rent each and every month and I still currently have 3 years left at the university so I figure I may as well have that wealth coming into my own investment. 

Buy something that you can house hack (roommate).

You can always get a room mate in your own apartment and that would increase the rent flow and your bottom line.
