On my recent closing the inspector found issues such as: missing window locks, rotten windowsill and doorway trim, furnace was not clicking on, bathroom ceiling on 2nd floor had a slight bow to it.I asked the seller to address these issues and they were more than happy to do so, as well as removing a large swingset/play fort from the backyard.

If you ask the manager to justify a fee and he starts hemming and hawing, move on or require them to remove the fee.

We were thinking that we would purchase the tank for this unit approximately 1200, rent it to the tenant for $20/month, this is about the average cost to rent in the area where the units are, this would allow the tenant to pick any propane company that they choose and then companies would not be removing and installing tanks every time a tenant moves.

If you sign a new one and the old Tenant comes back to sue, you could be found in violation of contract law.I prefer to use a "Remove Tenant Addendum" that just removes that tenant from the lease.

I buy all the materials, he does all the work.Right now I'm getting a house fixed up, which includes ripping up carpet in 3 bedrooms and replacing it with laminate, removing the flooring from a kitchen and hallway and replacing it with ceramic tile, ripping out old cabinets in a kitchen and putting in new ones, installing a new vanity, toilet, and bathtub in a bathroom, putting in a garage door opener, replacing the flooring in another bathroom with ceramic tile and also replacing most of the sheetrock in that bathroom, installing a couple new doors, putting in a new gas oven, and few other little tasks.
