Comparing the information gathered from AirDNA with the information gathered from your Airbnb/VRBO search.I’m having issues with Steps 1 & 2.Firstly, I’m concerned about the accuracy of AirDNA and how reliable their insights truly are.- I haven’t bit the bullet and paid for the premium service yet, but can anyone speak to its worthiness/accuracy/reliability as a platform?

All units are filled with reliable tenants who have a great rental history of on time payments.The only issue here is financing.

If you find a reliable long term tenant in a MF that is willing to do it for reduced rent that's fine, I just don't feel like renegotiating lawn maintenance every time someone moves out.  

@Pawel Kozak Depending on the market you are in, you are also competing with other buyers who are getting into RE as more people are seeing their 9-5 as not a reliable security any more.

What are the leading indicators that most reliably tell us if it’s a seller or buyers market?

I’m assuming law firms are busy these days, hoping someone here knows of a reliable and available lawyer/law firm experienced with tenant issues.
