Seems like a red flag to me, unless the tenant is very inexperienced with stuff like this and needs help setting it up.

I invest in a small city in Southern Indiana that is approximately 45 minutes away from me (one way) and in a different time zone (they are an hour ahead).

This will include all the zoning research and figure out the best way to get the most units on the property (and more importantly get the required parking).Thirdly, If the builder is saying its going to be poor cash flow this might be dead in the water already.

I'd double confirm with your lender- maybe if it's zoned residential it is fine.

Don’t get me wrong every once in awhile you have to tell them to pickup the red cups up from the backyard.

While the zoning officer was at this property he noticed a vent coming out of the basement foundation that didn't appear to be correct.
