(Wage garnishment is how I collected every penny of the $6,000 owed to me.)Even if you didn't want to go through the small claims process for some reason, you could simply put the money owed to you on each of their credit reports as a debt through a company such as Rent Recovery Service or Mr Landlord Debt Reporting.

Get specific about numbers: cash-flow, purchase price, desired profit, down-payments etc. doing this will give rise to the specific questions you need answers to - then when you post a question in the forum, the answer you get back will progress you further towards actually making money.Hope this helps.

The CEO tells me this: “at this company you can do all types of realstate investments, if you want to flip houses, we can provide you with a 80% LTV loan at 10-12%, what’s more, we won’t give you the loan before we make sure the property you are buying is a good deal for flipping, we even have contractors that work with us for this, after you buy the property we’ll make sure some kind of schedule of values is in place and only give you the money as the renovation progresses”.
