Will you qualify as a real estate professional for tax purposes?

i.e. provide an annual prize (New TV, VIP parking space, 1 month free rent, etc.) but you only qualify with 12 months of on-time rent payment and in good standing with management? 

@Abe SampsonYes, both must meet the use test.It's possible but you have to meet the requirements (job change, certain health-related events, or other unforeseeable events) - see Publication 523 for more info and search for the section titled "Does Your Home Qualify for a Partial Exclusion of Gain?".

The VA loan covers a $450k purchase (given that you qualify...I will) with no downpayment. 

My personal experience with rentals in Hot Springs Village is that it is no problem renting in the spring, summer and fall but finding qualified renters in the winter is a bear.There are a number of REIA's, Meetups and Landlord Associations throughout the state.

Without a two year employment history and a current job you cannot qualify for a mortgage. 

I'm not sure it if would qualify as legal fraud or not.
