You need to make certain that the title insurance policy you get will still cover your LLC should you do this bc you dont want the title insurence to become void should this transfer happen.Good luck

I would not give him options I would simply tell him either he can not have a pet based on a no pet policy or allow the pet and charge a fee.

I know that policy only pays out the depreciated value up to a certain amount, which is why I think replacement value is better.
