Additionally if rents flatline or do not keep pace with inflation the cash flow dollar is reduced and if property taxes rise, insurance policies, etc. the tenant does not pay for or reimburse typically like a retail property so that can further eat into projected returns.

I also think it leaves a lot of room for an agenda of someone's to be brought into play.

Unfortunately banks and assent management companies are actually pacing themselves when it comes to releasing the REOs on their books in an effort not to re-flood the market, despite the number of them on their books. 

May be that I am listening to too much Pace Morby lol but thinking of trying renting my SFH 4 bedroom property to a sober living company.  

Burglar also took the front door.Keep in mind that the JV partner I think is quite slow to actually get out to do work on the property so my guess is that nothing was happening at a fast pace, the house was probably sitting for weeks(?)

Water reserves are NOW being tapped which contain rainwater which fell to earth 20,000 years ago (during a much rainier time of history) and is basically irreplaceable and being used at massive rates of depletion.The area of main agricultural activity in our country is being affected: "The pace of depletion has jumped dramatically since 2000.

If things go well, my wife and I will be able to invest in real estate, debt free at  faster pace than our current plan allows.
