Tell him his property threatens yours and you need him to either take action or sell it (to you?).

Your elderly owner will need to go down to the court house and file eviction action for non payment of rent. which will take several weeks to get scheduled and she will have to pay a filing fee for that.

I want to watch the court house steps purchasing in action.
