I notice at purchase you have $1800 closing but show no loan so assuming hard or private money, or cash and $1800 goes to inspection and title work?

Hi @Colin WilliamsWith month-to-month leases, it sounds like the most straightforward option is to give one of the apartments an 'End of Term' Notice, effectively ending one of the leases. 

@Kimberly Lima I've been buying properties for several months now, and I've noticed that a lot of sellers will do an off market deal or sell to a wholesaler simply because they just don't want to deal with listing it on the MLS.

In a worse situation you need to post notice on the door or evict.- Inspections while the tenant lives there- Determine validity of service requests.

With that said, one downfall I did notice with the heloc strategy is, my credit score dropped significantly while the heloc was maxed out during our renovation period. 

Haven't noticed a single bit of difference in either.....I wouldn't worry about it....just be courteous with guests, keep your house clean, Etc....what most people  would normally do anyway.....

And just to add to the stressful situation, she was given 60 day notice as we are selling the house.   

@Matthew Dawson - If you have a HELOC that is truly readily available at a moments notice, then use the cash first.
