We've done the market research, nailed our criteria down and most importantly have experience to back us up. 

I also redid all the plumbing in the basement so hard to nail down the exact labor cost.

And that's a risk - well, seems to be the nail in the coffin for me in terms of evaluating Section 8 as a viable investment option.Would be curious to hear if this happens / has happened to others?

Perhaps that's a sign that they weren't just looking for an upfront fee from me and they're legit, but I can't be sure.For those who were asking, the terms were 10% and anywhere between 5-10 points, which we didn't get far enough to nail down.

Windows are crooked, tile is uneven, dangerous nails sticking out inside the cabinets, the list goes on. 

Get things nailed down as to timing, etc.

It's a wild ride, but with the right moves, you can totally nail it.
