Well the only thing I would like to add is that if you sign contracts and you're making representations to purchase if you cannot find a buyer then hopefully you're going to keep your word with the seller and honor the contract like any honest person would.

Unless your contract specifically states that the new owner was not to receive key code access or keys to the property, your quarrel is with your new landlord and NOT with your Realtor.

@Tom Parris Some good advice, except.....for an FHA buyer you simply can't sign a contract with them until 91 days after your purchase date...no 6 month rule.

I've bought a couple deals from wholesalers, and it works out, but when I see the assignment fee that I'm paying, it just makes sense that I should go out and find my own deals--I'll have way more equity and my portfolio will be way healthier in terms of profitability and equity.There's a lot that goes into finding one's own deals--marketing for the leads, following up with the leads, getting them under contract.
