Our housing market is one that has not had inventory levels increase, our median days on market are in the single digits, and there has not been noticeable downward pressure on prices.  

Aloha,You definitely need to get a wall mounted key box to lock keys in, AND, be sure you do not label the keys with addresses.

Only because I desired so, there is no pressure.

Use this alongside all other information.By the way, I'm not at all someone calling for hyper-inflation or anything.There are of course so many other factors, which will eventually reverse, causing downward pressure on housing prices.

@Kenneth Garrett After speaking with a few HVAC companies, it may be cost prohibitive or too challenging as there isn't a great exterior wall where the interior air handler can be mounted and have the refrigerant lines run. 

That includes ripping out the old countertop, materials and installation and a new stainless under mount sink. 

Trust your gut and intuition...if it feels like a dog & pony show with a lot of flash & money & sales pressure...it's most likely just that - a dog & pony show. 

With all the documents to sign, legalize language, and seller pressuring to close.
