And, again, contractors know how to work with what is there (basically it's a "leave it alone" deal) and go around it with newer materials.If you do test for either lead or asbestos, the seller is not responsible for any repair/replacement.

My area it is $6 sf to replace. $3 for the flooring and $3 for ripping up old and installing. $6000/10 year life span/12 months in a year= $50 per month for 1 item.

Also one has to look at what your trying to accomplish are you trying to replace your current job / income with changing careers into being a full time landlord.. or are you simply investing and building a long term portfolio kind of like Day trading or just set it and forget it stocks and other passive investments.

Roofer came back out and looked it over, sealed them with some type of clear water sealant, and said the flashing and everything looked good -- but they continue to leak and the leaks are getting worse with each storm.Question: how do I find the right person to replace these skylights?
