One of my friends own a A.C company and when I purchased my last house I asked him to change my old --but functioning fine-- a.c unit (20+ yrs), he told me to hold my horses because older a.c's were made to last, and when they brake it, it is often times a simple inexpensive fix (unlikely the modern ones that are made to last 5 years and when it brakes it is better to change to a new one than fixing it).

, add fresh paint, landscaping, and other cosmetic improvements, then spend some money creating a modern kitchen that will make the next buyers fall in love with it. 

It is an economic failer of our financial systems in the modern world.

I guess in a way I was like a modern day wholesaler I never listed on MLS I ran my own adds and made both sides.. again not going to happen much in todays world.. 

My benchmark for seeing a seller is that they must first be at 85% of value.

Look at the price of his program all the same how to $20 I want to do the same when get to benchmark goals as well as have propertyies for the homeless and teach the same things I learn for free.
