@Jason DiClemente Alright, I think I'm over my mental hurdle.

If you need the money or are mentally tied up on the equity not earning enough take out a home equity loan or refinance it.

We own a duplex rental property here in Virginia Beach and are mostly of the buy/hold mentality to supplement eventual retirement income in 6 years.

It just blows my mind how much of a herd mentality we have in this country.

If you sold him hard with the 'let the buyer beware' mentality, you probably owe him a call at least.

I work part-time as a mental health counselor and while money is great; I desire more... how many hours  is considered a good trade off for locating properties locally and nationally?

You don't want to get mentally exhausted of whatever your primary means of income is, regardless of whether or not it's from real estate, your day job, or something else.And this is part of why I find real estate so provocative.

I also try to avoid "paranoid" individuals as they tend to have multiple other mental issues making for a high demand tenant.
