I believe RDU could have improved by setting one clear, conservative expectation that applied to all properties.RDU’s systems & tools have consistently fallen short of meeting my needs.

I'm not going to walk away from a good deal when there is a reasonable solution to the issue at handIf any of the current tenants don't meet my criteria, then I would not renew their lease when it comes up.

I joined the real estate club at school and plan to set up a meeting with the head of the real estate department in hopes to establish connections that way.

Ask someone at a local investor meeting, everyone suggests.The problem I see with this (and I may well be missing something) is that if said real estate agent works with a ton of other investors, many of whom are more seasoned than I am, then when a good deal comes available and he or she hears about it, who are they going to get in touch with about it? 

I dont know of any specific local meet ups for OOS investing but there are a lot of different REI meet ups in the city.

You just have to meet the criteria and adhere to the 1031 exchange rules (45 days to identify - 180 to close).Good luck
