But, if you guys can afford to do the septic and any other improvements, you can probably make a profit just by doing that.If you can't afford to finance the improvements, you might look into wrapping the loan up with a construction loan.Sometimes, you can even get a FHA loan to do so.Another option would be to get a loan from a manufactured home dealer.

Unless, you can afford the possibility that this person ends up moving a bunch of crazy people into their apartment, starts manufacturing drugs, gets a pitbull, whatever, chasing your good tenants out, causing damage, the cops being called.....and then you have a heck of a time getting them out and the entire time saying to yourself....man, I should have stuck to my criteria.Let another landlord give them a chance.
