Lots of confusion as to what a 'contract or deed' actually is.First of all, much of the specific rights associated with this type of real estate contract depend on state laws, which vary somewhat.Secondly, the seller of the contract, i.e. property seller/lien holder, hold LEGAL title to the property.

Sometimes if people do not like the evaluation then they can try and stiff the appraiser with paying for it.With an appraisal for a bank, construction loan,etc. the appraiser has standards to meet and can be held more accountable so those reports tend to hold more weight on accuracy although an appraisal is just an opinion and not an absolute.No legal advice given.

While you want to have a good relationship with your tenants, they are under a legally binding contract and you shouldn't have to pay them just for them to follow it.
