@Ryan McCann If your location is right, the market not too busy, and you offer something good you should have no trouble.

If you intended to keep them long-term, it doesn't really matter what their market value is right now.

I took a 140k house on 5 acres and put 140k into renovations and it appraised for 375k...this took right at 7 months.

We build at cost around $120 per sq without a margin. with margin we get about $145 to $150 and the resale prices we build a home that is the right square feet in our market in Columbus Ohio.

My lease says we have a right to enter at reasonable hours to conduct repairs, inspections, etc. 

@Daniel McDonald My HOA is 400 and they keep increasing it 2-3% annually so you are right.

With The right sellers you are probably catching up back payments and saving them from foreclosure so having a little debt left out there is small compared to having a foreclosure on their credit.

Former owners usually still have redemption rights.
