There is a long winding driveway that leads to the garages in the rear with stairs that go up to the living level and actual FRONT door.The issue is that there is parking next to the house and direct access to the BACK door without using stairs which is what most people have done/will do.

My situation unfortunately disqualifies me for a conventional loan at the moment, as I only have 1 year of work history/tax returns in the US.I was previously employed in the UK, however due to a 1 year gap in employment history (whilst I was going through the immigration process and was legally not allowed to work) my lender has told me they will not be able to complete the loan.This leads me to commercial loans!

I know some of the biggest issues can lead to the biggest profits but there are something I just don't feel comfortable with.- I recently passed on a house that has a methlab in it that had high levels of some hazardous chemicals that seeped down to the studs.- I have stayed away from homes that have fire damagePlease let me know what issues you see the most profit to be gained from and the ones that you just don't want to handle.

You can work with a mailing list broker to get recommendations - it shouldn't cost you any more than the on-line systems.

I am concerned about the cost of DEMO and whether I will even be granted a permit to do that myself as the house is from 1940 and more than likely has lead in it.

Do you happen to know if that was 12 hours of cold calling random home owners, or cold calling a more narrowed down list of possible leads...owners of distressed properties, absent owners, etc.

I did that, won the home (it was an online auction) and I have no regrets.
