If this is a rental do not paint it orange, you are trying to appeal to the largest number of people possible and orange doesn't help your cause, if this is a primary residence knock yourself out, even a flip you could take a chance on, but there is a reason most investors use agreeable gray and tolerable tan to paint everything.

Hi Cynthia, I will say it is great that you're going through the process of thinking through leads and I don't want to knock Craigslist or Facebook for posting your listing because a lot of landlords have luck finding tenants there.

I wouldn't expect to gain entry or force entry, but if a tenant is being non-responsive I would think you could knock and/or be there for maintenance purposes.
