Fresh and new to the BiggerPockets site and podcast, starting out in looking to invest in real estate and flip properties but looking to see if anyone in this area would like to connect and share content??

I did paint the bedrooms, install fresh door knobs and electrical outlets though.

Not sure if the holds true in Hawaii, but worth an investigation. 

Don't even bother with justifying it or "investigating" it.

Come home to fresh paint and brand new flooring throughout.

Come home to fresh paint, new millwork/doors, new hard surface flooring, new carpet, and more.

I still run numbers as if they weren't in the property to see if the numbers make any sense and if a property is worth further investigation (i.e. a site visit).I was having a conversation with another broker who owns 10 multis and he told me the numbers aren't important for owner occupants... and that by the time they may sell, the rents will have gone up, the equity will have increased, etc. 

Meaning if we had unlimited fresh water in CA, prices would be more. 

I always have my landscape guy build up the dirt around the home and install fresh plastic and rock.

Sounds interesting and maybe a new set of fresh faces.
