id make offers, from your home office, on reos, on market mls, (not off market stuff) use internet, zillow, pics, now more vid support, google maps, with goal of acceptance and 10 day Due diligence , ..you might get 5-10% off retail list price,  then have inspection, with support of agent. 

My personal feelings are that you are attributing too much emphasis on what you can prepare for by  learn from a book and the internet, etc,  and calculate from a spreadsheet.  

@Danny Mak we have definitely updated all of our listings to reflect that we can accommodate WFH stays (fast internet, etc).

There is surprisingly little detail on the internet as it pertains to this county.For example a 2 family with an in-law suite - Can all 3 be rented out?
