Sometimes, referrals from fellow investors can lead you to reliable wholesalers.When interacting with wholesalers or other investors, it's important to build relationships and demonstrate your seriousness as an investor.

It's nice to meet and interact with these people at different times for different reasons.

I have found it to be extremely disheartening that so many people don't even attempt to utilize education they purchase and it sends a bad message to the people they interact with.When I stopped focusing on them and started using education that's when I started producing income.

This is the best platform I've seen that can give customers the information they seek about your company and furthermore they can interact with you via your blog.

I enjoy interacting with people.I feel fairly confident vetting realtors, contractors, inspectors, and property managers. 

So bottom line:  You are taxed on: 1) Yearly income your initial investment creates 2) any gain when you sell the initial investment.I understand It is very lengthy and confusing to explain how to income and distribution interacts and how it is taxed in a post. 

I also have set expectations so I do very as little with tenant interaction because there are no issues.

Consequently, your 401(k) can hire a property manager, and you can then interact with the property manager the same way you do your contractors.You cannot participate in blue collar activity for your 401(k) investments.

When we leave I hire another part time manager type person to over see the maintenance and cleaning people and to deal with rent collection signing leases and tenant interaction.  

REASON  cuts down on buyer interaction and change orders that slow the process down.. buyer thinks they are getting a custom home LOL..
