I only have limited experience for what this is worth but, I recommend you never sign a buyer's agreement that locks you into an exclusivity with an agent.

Let them deal with your property manager exclusively, otherwise you will receive calls in the middle of the night about repairs, clogged toilets, etc.Never give your tenant your home address or home phone number for your safety.

When I was breaking into the web developer industry, there was plenty of free meetups that I could attend to network with other like minded individuals.

This way they have something better than "industry norms" and I don't need to go full bore into a quote for something that MAY never materialize.  

When reading through the proposition before I misread the exclusion for agricultural land to mean there was an exception for farmers, when in reality agricultural property (machinery, storage facilities, etc.) would still be subject to the tax increase, which would end up being substantial.

As we continue to grow, land will be rezoned and can be subdivided down the road into residential, multi-family, commercial or industrial depending on the property.
