Hi @Asher Carr, usually in NJ, the buyer pays for their own closing costs, which includes title insurance, attorney fees, and lender fees if applicable.

@David Michael so would you hire an attorney and a title company or should and attorney be sufficient enough?

We did start talking to someone but I failed to tell them it was in the name of the LLC I just didn’t think about it till now.I had considered transferring it back to us personally but aside from the annoying title costs wouldn’t that lose the protections and advantages of the LLC?

I am in need of getting some good references for: investor savvy real estate agent, attorney, accountant, title company, general contractors, and property managers.

Should  I hire a title company, realtor, or foreclosure attorney to help me?  

I have had some advice that the target market is: retirees, probate and divorce attorneys, builders and title companies.My question for the folks out there is, what is your experience with the supply and demand for seller carry back notes?
