Certain lawsuits that might ordinarily clean you out with damages for negligence or whatever, the LLC can take the hit keeping your personal finances safe, and then that hit can be a business expense and tax deducted.You could do everything you do business-wise as a sole proprietorship with a lot less hassle, but then you pay for that convenience later if you get into a lawsuit.Forming an LLC is a filing of paperwork.

i was down there back in march and loved the booming downtown, general accessibility of the city, and the things you guys mentioned above. i like the small town vibe n thriving music scene, too. i live in the city (nyc/sf) where nothing in remotely affordable but i've lived in/visited to a bunch of small towns across us (austin, portland, seattle, denver, nashville, richmond, blacksburg, etc). my buddy lives down there (last 7 years) n knows the area but wanted to get a broader opinion and to build a network..on the east coast, my $ goes further in greensboro than say slum-lording around the DMV (pg county, bmore..)i essentially wanna leverage up while i have income, while rates are low...also, i like small towns..my priorities are likely, -stability-location (convenience, families)-uniqueness (like the southern bungalows vibe and trees..

Find areas with convenient mass transit to downtown or Midway (if airport is your market) and you can get some cash flow (not great, but some) and some appreciation.Just ideas, feel free to ignore, but until you tell people what your druthers/tolerances are, not much advice people can give.Oh -- NETWORK, NETWORK, NETWORK

I took w-2 salary money from my hometown DC/Va some years back, and started investing out of state in upcoming areas Raleigh NC and Jacksonville Fl suburbs for better return..stability, 1% rule, places id want to live also..buying light reno's off mls to get a bit of a deal, aiming for 1% deal, and turning over (out sourcing) to a property manager to prep and rent out is pretty do able entry... target 3/2's 1000+ sqr safe zone .. and you have some exit outturn key scares me as buyer, i cant pay 20% above 2019 arv's just for extra convenience.. its too retail..
