It's not the deal that I question but your ability to support it.It's certainly not to the same extreme but it reminds me of the person who wanted to put down $350 on a property I was offering to owner finance (I was asking $5k down).

Wholesale Investor- Full time career, has a team and has money with the ability to close deals and not back out, can put down ernest money, basically works this like a business and gets the best deals from the bank.

With the fed lowering rates its hurting the banks pretty badly right now as far as the cash they have and their ability to loan out money.

It can be likened to investing for growth versus investing for value.

Having a proper business plan, multiple exit strategies, and the ability to properly analize the investments are also key factors in addition to purchasing at a large discount in any economy, bad, or good.
