Use it as a vacation home and airbnb it the rest of the time, or live and rent rooms?

With most deals I've found, the 120% rule gives plenty of room for a healthy wholesale fee after you deduct your closing costs. 

Thats because a room full of people did not see value in those.  

Then we had a "flood" from where the hose in the back of the fridge had busted and my daughters room, kitchen, bathroom, hallway, hallways closet and my bedroom closet all had water under carpets and the came and vacuumed, twice and i have work orders for that then lastly i went to go get a pair of shoes i hadn't wore in a week or two and there was mold all over my shoes in the closet!

Hello everybody,  Well Im moving to Grand Rapids MI, from New Jersey. 

The building is 2 hours away from my home, so I have to book a hotel room if I'm going to spend the weekend there.

Higher prices, for sure, but they're built to local code and still have room for profit even including land purchase and assembly.
